Commercial and Industrial Flat Roofing in Vaughan
The Concord and Highway 7 industrial belt is a short run north of our yard, and its low-slope warehouse decks are where Vaughan's snow ends up.
NorthCan Roofing serves Vaughan's commercial and industrial buildings with flat and low-slope roofing. Most of our work here sits in the Concord and Highway 7 industrial belt, where wide-span warehouse decks, stepped roof levels and heavy winter accumulation combine to make snow loading and drainage the defining technical issues.
What kind of buildings sit in the Concord and Highway 7 belt?
Vaughan's industrial core runs roughly from Keele and Highway 7 west through Concord to Jane and Highway 407, with further blocks north around Langstaff and Rutherford. The stock is layered: 1970s and 1980s single-storey multi-tenant industrial closest to Keele, larger 1990s and 2000s distribution and manufacturing buildings further west, and a growing band of newer, taller warehouses near the highways.
Roof assemblies follow that timeline. The older Concord blocks carry built-up or first-generation modified bitumen roofs, frequently overlaid at least once, on steel deck over open-web joists. The newer buildings are mechanically attached TPO or EPDM on thicker insulation. Along the Vaughan Metropolitan Centre corridor at Highway 7 and Jane, the picture changes again to mid-rise offices and mixed-use podiums with concrete decks, terraces over occupied space and roofs shared with mechanical plant, which need a different detailing approach entirely.
How much snow does a Vaughan warehouse deck actually carry?
More than a downtown Toronto roof, and the difference is written into the code rather than being a matter of opinion. The Ontario Building Code assigns a ground snow load to each municipality in its climatic design data, Supplementary Standard SB-1, and the values north of the city are higher than the Toronto lakeshore values. We do not quote a figure for your building here because the design load depends on the municipality's tabulated values, the roof's shape and the accumulation factors, and that calculation belongs to a structural engineer, not to a web page.
What we can tell you is where the trouble shows up. Wide-span low-slope decks flex under uniform load, and the flexing creates ponds that freeze. Drift builds against every step in the roof, against parapets and mechanical screens, and in the reentrant corners of L-shaped buildings, so a narrow strip of deck can be carrying several times the field load while the rest of the roof looks fine. Sliding snow off a higher adjacent roof onto a lower one is a specific Vaughan pattern because so many buildings here have stepped office fronts attached to warehouse boxes. If you see deflection between joists, doors binding, or drywall cracking at a column line in February, treat it as urgent.

Our Vaughan service mix
Winter response and drainage correction lead the list here, followed by full replacement of the ageing Concord stock.
- Controlled snow and ice removal from drift zones, done so the membrane survives the shovel.
- Drainage correction with tapered insulation, additional drains and repair of failed sumps.
- Replacement of overlaid built-up roofs on 1970s and 1980s industrial units.
- Autumn maintenance that clears drains before the first freeze rather than after it.
- Post-storm inspection for owners who want the drift zones checked after a heavy fall.
Budgeting for a Concord replacement usually starts with area, so the flat roof cost calculator gives a workable first figure, and our commercial roofing page sets out how we scope and phase the work. For the VMC corridor's mixed-use podiums, the work is closer to our downtown detailing: terraces over occupied space, protected membranes, and pavers or planters that have to come up before anyone can see the waterproofing.
How we cover Vaughan from Alness Street
Vaughan is one of the closer parts of our region. Crews leave 425 Alness Street in Toronto and run north on Highway 400 or up Keele into Concord, and there is no Vaughan yard, office or local phone line. That proximity is genuinely useful in winter, when a snow event means several Vaughan clients want a roof checked in the same twenty-four hours and the deciding factor is how quickly a crew can move between buildings rather than how quickly it reaches the first one.
Overnight leaks and winter loading calls go through the 24/7 line to emergency roof repairs. Neighbouring coverage runs south to North York and east to Richmond Hill, and the rest is on the service areas page.
Permits and approvals in Vaughan
Vaughan's Building Standards department issues building permits for the city, and its building permits section sets out the application routes, applicable law approvals and forms. As in the rest of Ontario, the Building Code Act is what determines whether your particular scope needs a permit, so the question to put to Building Standards is not whether roofing needs a permit in general but whether your scope includes structural work.
On Vaughan industrial buildings the answer is often yes, because so many of these projects involve reinforcing or replacing deck, adding a new rooftop unit curb, or changing roof geometry to fix drainage. Any structural change driven by snow loading in particular will need engineered drawings. Buildings in the Vaughan Metropolitan Centre may also carry site plan conditions on the appearance of rooftop equipment and screening. Start with an estimate and we will flag the approvals your scope is likely to trigger.
When is snow on a flat roof an emergency?
The honest answer is that depth alone tells you very little. Dry powder and saturated rain-on-snow at the same depth are completely different loads, and a drifted strip at a parapet can be several times the depth of the open field. The signals that matter are structural: visible deflection between joists, new cracks in interior drywall at column lines, doors or overhead doors that suddenly bind, and creaking under load. Any of those on a wide-span Vaughan warehouse warrants an immediate call and, if in doubt, evacuation of the area below.
Removal is its own hazard. Uneven removal can unbalance a structure, and a shovel or a machine on a cold membrane does real damage. We remove in balanced passes, leave a protective layer of snow on the membrane rather than scraping to the surface, and clear drains first so that meltwater has somewhere to go.

Roofing in Vaughan: questions we get asked
Does Vaughan have a higher design snow load than Toronto?
The Ontario Building Code tabulates a ground snow load for each municipality in its climatic design data, Supplementary Standard SB-1, and the values north of the city are higher than those on the Toronto lakeshore. The number that matters for your building is the design load, which combines the tabulated value with roof shape and drift factors, and that is an engineer's calculation for your specific roof.
Snow has piled against the office step on our Concord warehouse. Should I worry?
Steps are exactly where drift concentrates, so it is worth a look. Sliding snow from a higher roof onto a lower one adds to it. The signs to act on are deflection between joists, fresh drywall cracks at column lines, and doors binding. Call and we will inspect the drift zones rather than guessing from depth measured in the open field.
Can you clear snow from our Vaughan roof without damaging the membrane?
We remove in balanced passes to avoid loading one side of the structure, clear drains and scuppers first so meltwater can escape, and deliberately leave a thin protective layer rather than scraping down to the membrane. Plastic tools only, no metal edges, no machinery on an unprotected single-ply sheet. It is slower than a driveway clear, and that is the point.
Is a re-roof on a Highway 7 mixed-use podium different from a warehouse job?
Completely. Podium terraces sit over occupied space, so the assembly is usually a protected membrane with insulation, filter fabric and pavers or planters above it, all of which must be lifted and reinstated. Access is by hoist or crane rather than a ladder in a yard, work windows are set by residents and tenants, and the leak risk during the work is far less forgiving.
