What does the free roof assessment include?
A working inspection rather than a sales visit. On site we cover:
- The field of the roof. Membrane type and condition, surfacing loss, blistering, ridging, splits, patched areas and evidence of repeated repair in the same locations.
- The junctions. Base flashings at walls and curbs, parapet and coping condition, counterflashing, pitch pockets, gravel stop and drip edge. This is where most flat roofs actually leak.
- Drainage. Roof drains, sumps, scuppers and overflows, ponding areas, and whether the existing slope moves water anywhere useful.
- The assembly below the surface. Test cuts where the build-up is unknown, showing membrane, cover board, insulation, vapour barrier and deck, and whether the insulation is wet.
- Rooftop equipment. Unit curbs, duct and pipe penetrations, condensate discharge, service traffic and walkway protection.
- Access and logistics. How material and equipment would reach the roof, where a bin or hoist could sit, and what that means for cost and programme.
You get a plain account of what is happening, what has to be done now, what can reasonably wait, and what it would take to make the roof last longer. Where the picture needs more evidence than a walk can give, we will say that too, and recommend a moisture survey or a full roof condition report instead of guessing.
What should you have ready?
None of this is mandatory, and we will attend without any of it. Each item shortens the diagnosis.
- The building address, type and approximate roof area.
- How the roof is reached: hatch, fixed ladder, external stair or lift, and who holds the key, fob or escort.
- Where water has appeared inside, and when. Dates and weather conditions matter more than people expect, because a leak that only shows during a thaw behaves differently from one that shows in every rainfall.
- Previous roofing invoices, reports or the original specification, if the building still holds them.
- A roof plan, or any drawing showing roof areas, drains and equipment.
- Any restriction on hours, hot work, noise or odour that the building imposes.
Access is the item that most often costs a visit. Commercial roofs are usually locked, and a crew that arrives to a hatch nobody can open has achieved nothing. Confirming who can let us up when you book is worth the two minutes.
How is an assessment different from a quote or the calculator?
Three different things, produced at three different levels of certainty.
- The free roof assessment is the on-site visit. It costs nothing, it happens on your roof, and it tells you what condition the roof is in and what your options are.
- The written quote is the priced document that follows. It sets out the assembly layer by layer, the tear-off or recover approach, flashing and drainage work, disposal, access and staging, hours of work and the price. It is a firm offer for a defined scope, and it is the only document from us that carries a price for your building.
- The flat roof cost calculator produces an indicative planning range from roof area, system, tear-off and access. It is a budgeting tool for a conversation that happens before anyone measures anything. It is not a quote, it is not binding, and it cannot see your deck.
If you need a document for a capital plan rather than for a purchase, ask for a roof condition report. That is a separate, paid piece of work covering measurement, a moisture survey where required, deficiencies ranked by priority, photographs and remaining service life.

Frequently asked questions
Is the roof assessment genuinely free?
Yes. The on-site attendance, the walk, the photographs and the written quote that follows cost nothing and carry no obligation. What is charged for is a formal roof condition report, because that involves measurement, a moisture survey where required, and a document written for capital planning rather than for a purchase decision.
Will you cut into our roof during a free assessment?
Only with your permission, and only where the assembly is unknown. A test cut is a small opening through every layer down to the deck, which is the only reliable way to see what is actually up there and whether the insulation is wet. Each cut is patched watertight before we leave the roof.
Can you assess a roof if we are not planning to spend anything yet?
Yes, and that is a good time to do it. Knowing whether you are two seasons or one season away from a capital project is exactly the information a budget cycle needs. There is no obligation attached to the assessment and no follow-up campaign after it.
How much of the roof do you look at?
All of it, including the areas nobody has walked in a long time. Failures cluster at the perimeter, at equipment curbs and at drains, and the section of roof over the complaint is frequently not the section where the water entered. A partial walk produces a partial answer.
Do you assess roofs on buildings you did not install?
Almost always. Most assessments we do are on roofs built by somebody else, often with several rounds of previous repair on top. We assess the assembly as we find it and tell you what is serviceable, what is a holding action and what has reached the end of its life.
