Commercial and Industrial Flat Roofing in Mississauga

Airport Corporate Centre offices and the Meadowvale and Northeast warehouse belt give Mississauga some of the largest single roof areas in the region.

What is the dominant roof stock in Mississauga?

Two families, and they behave very differently. The first is the office and flex stock in and around Airport Corporate Centre, east of Pearson between Eglinton and Eastgate: mostly 1980s and 1990s low-rise and mid-rise buildings on concrete or steel deck, originally roofed in built-up or early modified bitumen, and now mostly on their second membrane. Roof areas are moderate but the rooftops are crowded with mechanical equipment, screens and satellite dishes, which means a lot of flashing per square metre.

The second is the distribution and manufacturing belt: Meadowvale and Meadowvale Business Park in the northwest, the Northeast employment area around Dixie and Britannia, and the Gateway and Airport corporate lands. These are long-span steel deck warehouses, many built from the 1990s onward, roofed in mechanically attached TPO or EPDM, with vast uninterrupted field areas, few penetrations and a very high proportion of the risk concentrated in the perimeter and corner zones and at the seams.

On the newer stock the deciding factor for us is fastener pattern and seam integrity rather than membrane age. A twenty-year-old mechanically attached single-ply roof with sound seams may have another cycle in it; the same roof with backed-out fasteners and fluttering field sheets does not.

Why does wind uplift matter more on a Mississauga industrial roof?

Because these roofs are big, low and exposed. A warehouse roof in Meadowvale or the Northeast lands presents a large flat plane with open land or low buildings upwind, and the airport lands in particular have very little to break the wind. Wind flowing over a low-slope roof creates suction, and that suction is strongest at the corners, then along the perimeter, then lowest in the field. Roofing systems are designed and tested for zoned uplift resistance for exactly that reason, and the Ontario Building Code references wind pressures by municipality in its climatic design data, Supplementary Standard SB-1.

When a large single-ply roof fails in wind, it usually starts at a corner: an edge metal fastening lets go, wind gets under the membrane, and the sheet peels progressively inward. That is why we spend disproportionate effort on the edge condition. Continuous cleat, correct fastener spacing at the perimeter and corner zones, tightened seam welds and proper termination at the parapet are the difference between a roof that shrugs off a windstorm and one that unzips. On a re-roof we check the existing edge metal detail before pricing anything, because upgrading it is often the single most useful change to the assembly.

Re-shingling a roof is listed as not requiring one, while roof extensions or alterations that increase the height or change the slope do require a permit, and so do rooftop HVAC replacements. That last item is the one that catches Mississauga owners most often, because on a business park roof a membrane replacement is frequently bundled with swapping out tired rooftop units, and the mechanical side of that scope has its own approval.

Can a warehouse roof be replaced while the building keeps operating?

Yes, and on Mississauga distribution buildings it usually has to be. The method is to divide the roof into sections that can be opened and closed within a single shift, work away from live dock doors and sprinkler mains, and protect the racking below with a continuous barrier.
