What this tool does and does not do
The calculator takes the information you enter and returns a range, not a figure. Ranges are honest; single numbers are not, because no one can price a roof they have not walked. Two buildings with identical areas can differ substantially once the deck is opened, the drains are assessed and the access is understood.
Use it to sanity-check a capital plan, decide whether a project belongs in this budget year or the next, compare the effect of a recover against a full tear-off, and prepare for a conversation with an owner or a board.
Do not use it to compare contractors, set a tender value, or commit to a number in a reserve fund submission. For those, you need a walked roof and a written quote.

The nine variables that move a commercial roofing price
Every one of these changes the labour, the material or the risk carried in a scope. They are the same nine the calculator asks about.
- The roof system. SBS modified bitumen, TPO, PVC, EPDM, built-up or metal. They differ in material cost, in how many plies and layers go down, in the labour and equipment needed, and in how much detail work each penetration demands. See flat roof types.
- Tear-off or recover. A full tear-off adds demolition labour, disposal volume and bin logistics, and it exposes the deck to weather each day. A recover avoids all of that but is only possible where the assembly is dry, the deck is sound and the number of existing roof layers permits another. This single choice moves the range more than any other.
- Insulation to current code. When a roof is torn off and rebuilt, the new assembly is designed to the Ontario Building Code requirements that apply. That usually means more insulation than was there before, plus re-detailing of every base flashing, curb and parapet cap to suit the new height.
- Deck condition. Corroded steel flutes, rotten wood or spalled concrete found under the old roof means repair work that cannot be fully quantified until the membrane is off. We carry it as a unit rate so the price follows the area actually found.
- Access and craning. Ground-level access with a clear staging area is one price. A downtown site needing a crane, a lane occupancy permit, night work and a hoist over an occupied sidewalk is another. Building height, the route for materials and where the bin can sit all count.
- Penetration count. Every rooftop unit, curb, vent, drain, pitch pocket, gas line and conduit run is hand detailing. A clean warehouse field runs quickly; a mechanical penthouse roof with dense equipment is slow, skilled work.
- Drainage remediation. Tapered insulation, crickets, new drains, re-formed sumps or new scuppers to correct ponding. This is optional in the sense that a roof can be built without it, and essential in the sense that skipping it shortens the life of everything above it.
- Warranty scope. A manufacturer system warranty requires a specified combination of components and inspection during installation, so a heavier warranty package carries a heavier specification. Workmanship and manufacturer coverage are both set out in writing with the quote.
- Season and schedule. Winter work carries cold-weather materials, additional protection and slower production. Compressed schedules, phased work around occupancy, night shifts and restricted hours all add labour. See how phasing runs on commercial roof installation and replacement.
How to get a number you can actually budget against
Three steps, in order.
- Confirm the condition. Book a commercial roof inspection. The condition report tells you whether you are budgeting for a repair, a maintenance programme or a replacement, and a moisture survey shows whether a recover is even available to you. Most budgeting errors happen here, not in the arithmetic.
- Get the scope written down. A quote should describe the assembly layer by layer, the tear-off or recover approach, the flashing and drainage work, the disposal method, the access plan and the unit rate for deck repair. A single lump sum with no scope cannot be compared with anything.
- Decide the timing. A planned replacement in a chosen season, tendered properly, prices differently from an emergency in November. If the roof still has service life, a maintenance program keeps it there while the capital item works through your budget cycle.

Frequently asked questions
Is the figure from this calculator a quote?
No. It is a planning range generated from the inputs you provide, with no inspection of your building. It is not an offer, is not binding, and should not be used to tender or to commit funds. Pricing for your roof comes from a site assessment and is issued to you in writing.
Why can't you just give a single rate by roof area?
Because area is only one of nine variables, and it is rarely the decisive one. The same area prices very differently depending on whether the deck is sound, whether a recover is permitted, how many penetrations there are, how materials reach the roof and whether the drainage has to be rebuilt. A rate quoted without those facts is a guess dressed as a number.
Does a bigger roof cost less per unit area?
Generally the field work becomes more efficient at scale, because crews and equipment are mobilised once and production runs longer. Detail work does not scale the same way: a roof densely packed with curbs, drains and equipment stays slow no matter how large it is. Access constraints can also erase the advantage entirely.
What is the least expensive way to extend the life of our current roof?
Clearing the drains before the fall rain, correcting the flashings and putting the roof on a scheduled maintenance program. Drainage and detailing govern how long a membrane survives Ontario freeze-thaw cycling, and both are inexpensive compared with a capital project.
How long is a written quote valid?
Each quote states its own validity period, because material pricing and crew availability move. If a quote has lapsed while a budget was being approved, tell us and we will review it rather than have you plan against something stale.
