Commercial and Industrial Flat Roofing in Markham

Markham's roof stock is newer than most of the region, which changes the question from when to replace to how to keep a good single-ply roof alive.

NorthCan Roofing looks after flat and low-slope roofs on Markham's office and technology campuses and its Milliken Mills industrial stock. Because much of Markham was built from the late 1980s onward, the membranes here are mostly single-ply rather than tar-and-gravel, and the work leans towards seam and detail remediation.

What makes Markham's roof stock different from the rest of the GTA?

Age, mostly. Markham's commercial growth came later than Mississauga's or Scarborough's, and the technology and office campuses along Highway 404, Woodbine, Warden and Highway 7 were largely built from the late 1980s through the 2000s. That means concrete and steel decks with single-ply membranes, thicker insulation than the older stock carries, and roofs that were designed with drainage in mind rather than laid dead flat.

The industrial half of the picture is Milliken Mills, in the southwest of the city around Steeles and Kennedy, which is older and closer in character to the adjacent Scarborough employment lands: multi-tenant single-storey blocks, steel deck, and some remaining built-up roofs alongside modified bitumen replacements. Newer distribution buildings sit further north and east.

The consequence is that a lot of Markham buildings are now at the awkward point where the original single-ply roof is old enough to be tired but not obviously finished. Seam welds have aged, fasteners have backed out under thermal movement, the membrane has shrunk slightly and pulled at corners and curbs, and there may be scattered punctures from years of mechanical service traffic. Deciding between remediation and replacement on that roof needs evidence, which is what a proper roof inspection with seam probing and core cuts provides.

How do Markham winters limit what can be installed?

Considerably, and any contractor who tells you otherwise is not being straight with you. Single-ply membranes and their adhesives have manufacturer-stated minimum application temperatures. Solvent and water-based adhesives will not cure properly in the cold, self-adhered sheets will not bond to a cold substrate, and hot-air seam welding needs both the sheet and the ambient conditions within a workable range or the weld is unreliable in ways that only show up two winters later. Insulation adhesives have the same limits.

Markham sits inland and north of the lake, which means colder overnight lows and a shorter reliable installation window than the Toronto lakeshore. The Ontario Building Code tabulates design temperatures and snow loads for each municipality in Supplementary Standard SB-1, and Markham's are colder than the downtown values. Practically, this means late autumn scheduling matters: mechanically attached systems and torch-applied SBS can extend the season further than fully adhered systems can, and a job that must wait until spring is better identified in September than abandoned half-finished in December. What we do all winter is temporary repair, leak tracing, drainage clearing and inspection, so that spring work starts with a defined scope.

The City of Markham publishes its review targets openly. It states that it can take anywhere from ten to forty days to get a building permit, with complete applications reviewed in ten to thirty business days on the first cycle depending on complexity and incomplete ones taking longer, and that it cannot process incomplete applications. For a commercial roof replacement that is a real scheduling input, because a permit-triggering scope submitted in late autumn may not clear in time for cold-weather-limited installation.

Whether your scope needs a permit turns on the Building Code Act and on whether structural work is involved. Confirm through Markham's building permit process page and with the Building Standards department. Is your single-ply roof failing or just ageing?

The distinction is worth money. An ageing single-ply roof shows chalking, slight surface crazing and some shrinkage, but its seams still pass a probe, its fasteners hold, and moisture scans come back dry. That roof is a maintenance candidate: reweld the marginal seams, rebuild the corner and curb details, replace failed fasteners, and revisit it annually.

A failing roof shows open seams that a probe walks straight through, membrane pulled tight and lifting at corners, wet insulation on scan, and repeated leaks in different locations rather than the same one. At that point remediation is money spent twice. We take core cuts, probe seams across the field rather than in one convenient spot, and hand over a marked-up roof plan so you can see the reasoning rather than take our word for it.

On most surviving built-up roofs of that age in Milliken Mills we find multiple layers and trapped moisture, which points to a full tear-off with new insulation and tapered drainage rather than another layer.

We have six buildings on one Markham campus. Do they need six separate assessments?

They need one assessment covering six roofs, which is not the same thing. Buildings on a campus were usually roofed at the same time by the same contractor with the same details, so they age together and fail in the same places.
