How is the gallery organised?

Three filters, because those are the three ways people actually look for a comparable job.

  • By building type. Office, retail and plaza, school and institutional, healthcare, warehouse and distribution, manufacturing plant, mixed-use. Building type drives access, occupancy and phasing more than anything else does.
  • By roof system. SBS modified bitumen, TPO, PVC, EPDM, built-up roofing and low-slope metal. If you are choosing between systems, the flat roof types comparison explains the trade-offs behind them.
  • By city. Linked to the matching page under service areas, because municipal permit rules, heritage constraints and design snow loads differ across the region.

What does each project card show?

Every card carries the same fields, so projects can be compared rather than admired.

  • Building type in generic terms, such as multi-tenant office or distribution centre.
  • City or municipality.
  • Roof system installed, named as the generic assembly rather than a product brand.
  • Scope of the work: tear-off and replacement, recover, sectional replacement, drainage correction, parapet and coping renewal, curb rebuilds, skylight replacement or repair.
  • Approximate roof area in square feet and square metres.
  • Year the project was completed.
  • Photographs from our own site records, with before and after images where they exist.

Where it adds something, a card also notes what the assessment found and the constraint the programme had to work around, such as an occupied building phased section by section or a plant that kept shipping throughout.

Why are clients and addresses not named?

Because they are not ours to publish. A commercial building's roof condition, its repair history and the fact that it had a leak are commercially sensitive to the owner, the property manager and often to the tenants. Naming the property in marketing tells the market something the client did not agree to disclose.

So the default is anonymous. A client's name, business name, building name or street address appears on a card only where we hold written permission from that client on file. Photographs are reviewed before publication for signage, unit numbers, vehicle plates and any other identifying detail, and anything identifying is cropped or obscured where permission is not held.

If you would like a reference for a project of a similar type and scale, ask. References are arranged directly, with the referring client's agreement, which is a more useful conversation than a logo on a page.

What should you look at in these projects?

Not the finished membrane, which looks much the same on every good roof. Look at the junctions: how the base flashing terminates at the wall, how the coping and counterflashing are detailed, how the curbs under rooftop units are built, whether the drains sit in a sump the water can actually reach. Those details are where a flat roof fails, and they are where the difference between two quotes usually lives.

Look at the constraints too. A tear-off phased around an occupied office, a plant re-roofed without stopping production, a downtown roof serviced through a permitted lane closure. Those are the parts of a roofing project that decide whether your building keeps running while the work happens.

Frequently asked questions

Are the photographs on this page of your own work?

Yes. Every image published here comes from our own site records on projects we carried out. We do not use stock photography or manufacturer marketing imagery to represent NorthCan work, which is why some of the pictures show a working roof rather than a styled one.

Can we see a project similar to our building before deciding?

Ask us. Filtering by building type and roof system will usually surface something comparable, and where it does not, we can talk through a similar project directly, including what the assessment found and how the programme was phased. A reference can be arranged with the client's agreement.

Will our building appear here if you work on it?

Only with your written permission, and even then you control what is shown. The default is a card that names the building type, municipality, system, scope, approximate area and year, with nothing that identifies the property or its occupier. You can also decline inclusion entirely.

Why do some cards show no before photograph?

Because not every project starts with one. Emergency attendances are photographed for the record rather than for publication, and some clients decline the use of interior damage images. Where a usable before image exists and permission covers it, it is shown alongside the completed work.
